BOOKING TERMS & CONDITIONS

Welcome to Majestic Home Rentals.
These Booking Terms & Conditions apply to accommodation bookings made directly through the Majestic Home Rentals website or directly with Majestic Home Rentals.
Please read these Terms carefully before completing a reservation. By making a booking, the lead guest confirms that they have read, understood and agreed to these Terms on behalf of themselves and all guests included in the reservation.
1. ABOUT US
Majestic Home Rentals provides short-term, mid-term and extended-stay accommodation.
In these Terms, "Majestic Home Rentals", "we", "us" and "our" refer to the accommodation provider responsible for your booking.
"You", "your", "guest" and "lead guest" refer to the person making the reservation and, where appropriate, all persons staying at the property.

2. MAKING A BOOKING
The person making the booking must be at least 18 years old and have the legal capacity to enter into a contract.
The lead guest is responsible for ensuring that all information provided during the booking process is accurate and complete.
The lead guest is responsible for ensuring that all members of their group and any permitted visitors comply with these Terms and any property-specific House Rules.
A booking is not confirmed until the required payment has been successfully received and a booking confirmation has been issued.
We reserve the right to refuse a booking where we reasonably believe that the booking may breach our Terms, House Rules, occupancy restrictions or applicable law.
3. PRICES
The total accommodation price will be displayed during the booking process before payment is completed.
Prices may vary depending on the property, dates, length of stay, number of guests, demand, promotions and any applicable charges.
Unless otherwise stated, all prices are quoted in pounds sterling (GBP).
Once a booking has been confirmed, we will not normally change the agreed accommodation price unless you request an amendment to the reservation or there has been an obvious pricing or technical error.
4. PAYMENT
Unless otherwise expressly agreed in writing, full payment is required at the time of booking.
Your reservation is not guaranteed until payment has been successfully processed and you have received confirmation of your booking.
If a payment is declined, reversed or otherwise not successfully received, we may request an alternative payment method.
If a payment is subsequently reversed or subject to a chargeback, we reserve the right to investigate the matter and recover any amount legitimately owed to us.
Nothing in these Terms prevents a guest from legitimately disputing an unauthorised or incorrect payment.
5. SECURITY DEPOSITS
Certain properties or reservations may require a refundable security or damage deposit.
Where a security deposit is required, the amount and payment arrangements will be communicated during the booking process or before check-in.
Guests are responsible for taking reasonable care of the property, furniture, fixtures, appliances and other contents during their stay.
We may seek reasonable costs resulting from:
Damage caused by the guest, members of their group or visitors;
Missing or removed property;
Lost keys or access devices;
Excessive cleaning beyond normal use;
Smoking inside a non-smoking property;
Unauthorised parties or events;
Deliberate or negligent damage;
Serious breaches of the House Rules that result in reasonable additional costs.
Guests will not be charged for reasonable wear and tear.
Where we seek payment for damage or additional costs, we will act reasonably and may provide photographs, invoices, receipts or other supporting information where appropriate.
6. CANCELLATION AND REFUNDS
We operate a flexible cancellation policy for direct bookings.
Bookings of Less Than 28 Nights
Guests may cancel their reservation and receive a full refund when cancellation is made at least 7 days before the scheduled check-in date.
If the reservation is cancelled less than 7 days before the scheduled check-in date, the booking will be non-refundable and the amount paid may be retained by Majestic Home Rentals.
Bookings of 28 Nights or More
For reservations of 28 nights or longer, guests may cancel their reservation and receive a full refund when cancellation is made at least 14 days before the scheduled check-in date.
If the reservation is cancelled less than 14 days before the scheduled check-in date, the booking will be non-refundable and the amount paid may be retained by Majestic Home Rentals.
No-Shows
If a guest does not arrive for their reservation and has not cancelled within the applicable cancellation period, the reservation will be treated as a no-show and no refund will normally be provided.
Early Departures
If a guest voluntarily leaves the property before their scheduled check-out date for reasons unrelated to our failure to provide the booked accommodation, unused nights will normally be non-refundable.
Any refund due will normally be returned to the original payment method.
Nothing in this cancellation policy affects any statutory rights that a guest may have under applicable law.
7. CHANGES REQUESTED BY GUESTS
Requests to change booking dates, guest numbers or other reservation details are subject to availability and are not guaranteed.
Changes may result in a different accommodation price.
Where the amended reservation costs more than the original booking, the additional amount must be paid before the change is confirmed.
If the amended booking costs less, any refund or credit will be determined according to the applicable cancellation conditions and the circumstances of the amendment.
A booking amendment is only confirmed once we have provided confirmation.
8. CANCELLATION OR CHANGES BY MAJESTIC HOME RENTALS
Occasionally, circumstances may arise that mean the accommodation originally booked becomes unavailable.
If we are unable to provide your booked accommodation, we will contact you as soon as reasonably possible.
Where reasonably possible, we may offer suitable alternative accommodation of a comparable standard.
You are not required to accept alternative accommodation.
If we cancel your booking and cannot provide the accommodation booked, and you do not accept alternative accommodation offered by us, we will refund the amounts you paid to us for the accommodation we are unable to provide.
We may terminate or restrict a stay where there has been a serious breach of these Terms or the House Rules, including serious antisocial behaviour, illegal activity, violence, deliberate property damage, dangerous behaviour or an unauthorised party.
Any action taken will be reasonable and proportionate to the circumstances and subject to applicable law.
9. CHECK-IN AND CHECK-OUT
The applicable check-in and check-out times will be shown on your booking confirmation or property information.
Guests must not enter the accommodation before the authorised check-in time unless early check-in has been expressly agreed.
Guests must leave the property by the agreed check-out time.
Early check-in and late check-out requests are subject to availability and may incur an additional charge.
Where a guest remains in the property beyond the agreed check-out time without permission, we may charge reasonable additional costs caused by the unauthorised late departure, including additional cleaning costs or disruption to an incoming reservation.
10. OCCUPANCY
The number of people staying overnight at the property must not exceed the maximum occupancy stated for the property or the number of guests included in the reservation, where applicable.
Additional overnight guests must be approved by Majestic Home Rentals.
The property must not be overcrowded or used to accommodate substantially more people than stated in the reservation.
The lead guest is responsible for the behaviour of all members of their group and permitted visitors.
11. VISITORS
Reasonable visitors may be permitted provided they do not cause overcrowding, excessive noise, nuisance or breach these Terms or the property's House Rules.
Visitors must not stay overnight unless authorised as part of the reservation.
We reserve the right to reasonably restrict visitors where necessary for safety, security, building requirements or prevention of nuisance.
12. PARTIES, EVENTS, NOISE AND NUISANCE
Parties and unauthorised events are strictly prohibited unless we have expressly agreed otherwise in writing.
Guests must behave responsibly and respect neighbours and other residents.
Excessive noise, antisocial behaviour, threatening behaviour, harassment or persistent disturbance is prohibited.
Serious or repeated breaches may result in termination of the stay where reasonable and legally permitted.
Guests may be responsible for reasonable costs resulting from a serious breach of these rules.
13. SMOKING AND VAPING
Smoking is prohibited inside Majestic Home Rentals properties unless a property is specifically advertised otherwise.
Where vaping is prohibited, this will be stated in the property information or House Rules.
Guests may be responsible for reasonable cleaning, deodorising, repair or replacement costs where smoking causes damage, staining or contamination inside a non-smoking property.
14. ILLEGAL OR DANGEROUS ACTIVITY
The accommodation must not be used for illegal or dangerous purposes.
Illegal drugs, criminal activity, deliberate property damage, violence, threats or behaviour creating a serious risk to people or property are prohibited.
Where reasonably necessary, we may contact the police, emergency services, building management or other appropriate authorities.
15. KEYS, ACCESS CODES AND PROPERTY SECURITY
Guests are responsible for keeping keys, key cards, access devices and entry codes secure.
Access information must not be provided to unauthorised persons.
Lost keys or access devices must be reported to us as soon as reasonably possible.
Guests may be responsible for the reasonable cost of replacement keys, locksmith attendance, replacement access devices or necessary security measures resulting from lost or damaged access equipment.
Guests should ensure that doors and accessible windows are appropriately secured when leaving the accommodation.
16. DAMAGE, BREAKAGES AND MISSING ITEMS
Guests must report significant damage or breakages as soon as reasonably possible.
Guests may be responsible for reasonable repair or replacement costs where damage is caused deliberately or through negligence by the guest, members of their group or visitors.
We may also seek reasonable costs for missing items attributable to the guest or their group.
Fair wear and tear will not be charged.
17. CLEANING
The property will be prepared for guests before check-in.
Guests are not expected to professionally clean the accommodation before departure but must leave it in a reasonably tidy condition.
Where the property requires cleaning substantially beyond what would reasonably be expected following a normal stay, we may seek reasonable additional cleaning costs.
18. MAINTENANCE AND ACCESS TO THE PROPERTY
Occasionally maintenance issues may arise during a stay.
Guests should report problems as soon as reasonably possible so that we have an opportunity to investigate and rectify them.
We, the property owner, managing agent or authorised contractors may require reasonable access to the accommodation for essential maintenance, repairs, safety matters or inspections.
Except in emergencies or situations where immediate access is reasonably necessary to protect people or property, we will make reasonable efforts to provide advance notice.
Guests must not unreasonably prevent access required to deal with an urgent maintenance or safety issue.
19. EMERGENCIES
In an emergency involving immediate danger to life or property, guests should contact the appropriate emergency services.
Guests should also inform Majestic Home Rentals as soon as reasonably possible.
We may enter or arrange access to the property without prior notice where reasonably necessary to respond to an emergency or prevent serious injury or property damage.
20. PROPERTY DESCRIPTIONS AND PHOTOGRAPHS
We make reasonable efforts to ensure that photographs, property descriptions, amenities and other information displayed on our website are accurate.
Minor differences may occasionally occur because furniture, decoration, appliances or other property items may be replaced, moved or updated.
Minor differences that do not materially affect the accommodation will not normally constitute a material change to the booking.
If a significant advertised facility becomes unavailable, please contact us and we will consider an appropriate solution based on the circumstances.
21. WI-FI, UTILITIES AND OTHER SERVICES
Where Wi-Fi, television services, heating, water, electricity or other services are provided, we aim to keep these available throughout the stay.
However, temporary interruptions can occasionally occur due to circumstances outside our reasonable control, including internet provider failures, utility outages, maintenance or infrastructure problems.
Guests must not use the property's internet connection for unlawful activity.
If a significant service problem occurs, guests should contact us promptly so we have an opportunity to investigate.
22. PERSONAL BELONGINGS
Guests are responsible for taking reasonable care of their personal belongings.
We are not responsible for loss, theft or damage to personal belongings except where responsibility cannot legally be excluded or where the loss or damage results from our failure to exercise reasonable care and skill.
Guests should contact us promptly regarding belongings left at the property after check-out.
We cannot guarantee that lost or forgotten items will be located or recovered.
Reasonable postage or courier costs associated with returning belongings may be charged to the guest.
23. CHILDREN
Children must be appropriately supervised by a responsible adult.
Parents and guardians are responsible for determining whether the accommodation and facilities are appropriate for children in their group.
24. PETS AND ASSISTANCE ANIMALS
Pets are only permitted where the particular property allows pets or where we have provided prior approval.
Guests may be responsible for reasonable additional cleaning or damage caused by an animal.
Nothing in these Terms is intended to unlawfully restrict assistance dogs or other rights provided under applicable equality law.
25. GUEST RESPONSIBILITIES
During the stay, guests are expected to:
Treat the property and its contents with reasonable care;
Respect neighbours and other residents;
Follow reasonable safety instructions;
Comply with the property's House Rules;
Avoid causing unnecessary damage or nuisance;
Report serious maintenance or safety problems promptly;
Ensure children are appropriately supervised;
Secure the property when leaving;
Not use the accommodation for unlawful purposes.
The lead guest is responsible for ensuring their group understands and follows these requirements.
26. COMPLAINTS AND PROBLEMS DURING YOUR STAY
If you experience a problem with the property, please contact Majestic Home Rentals as soon as reasonably possible.
Reporting an issue promptly gives us an opportunity to investigate and, where appropriate, resolve the problem during your stay.
Where reasonably possible, complaints should initially be raised while the guest is still staying at the property.
Failure to report an issue immediately does not automatically remove any legal rights you may have.
27. OUR LIABILITY
We are responsible for foreseeable loss or damage caused by our breach of these Terms or our failure to exercise reasonable care and skill.
We are not responsible for loss or damage that is not reasonably foreseeable, is caused by the guest, or results from circumstances outside our reasonable control, subject to applicable law.
Nothing in these Terms excludes or limits liability where it would be unlawful to do so.
In particular, nothing in these Terms excludes or limits liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or any other liability that cannot legally be excluded.
Nothing in these Terms excludes or restricts a guest's statutory consumer rights.
28. EVENTS OUTSIDE OUR REASONABLE CONTROL
We will not be responsible for failure or delay in performing our obligations where caused by circumstances outside our reasonable control.
Such circumstances may include severe weather, flooding, fire, major utility failures, government restrictions, building emergencies, serious safety issues, transport disruption or other events that could not reasonably have been prevented.
Where such an event materially affects your accommodation, we will take reasonable steps to communicate with you and minimise disruption where possible.
29. THIRD-PARTY BOOKING PLATFORMS
These Terms primarily apply to reservations made directly with Majestic Home Rentals.
Bookings made through third-party platforms such as Airbnb, Booking.com or other online travel agents may also be subject to that platform's own terms, cancellation conditions, payment arrangements and policies.
Where a third-party platform's applicable booking terms govern a particular matter, those terms may take precedence in relation to that booking.
Guests should review the relevant platform's conditions when making a reservation through a third party.
30. THIRD-PARTY SERVICES AND LINKS
Our website may contain links to, or integrations with, third-party websites and services.
We are not responsible for the content or availability of third-party websites that we do not control.
Third-party payment, booking or technology providers may operate under their own terms and privacy policies.
31. PRIVACY AND PERSONAL DATA
We process personal information in accordance with our Privacy Policy and applicable data protection legislation.
Personal information may be processed where reasonably necessary to:
Process and administer bookings;
Process payments;
Communicate with guests;
Manage check-in and stays;
Provide customer support;
Prevent and investigate fraud;
Protect our properties and guests;
Comply with legal obligations; and
Operate and improve our accommodation services.

32. CONSUMER RIGHTS
Nothing in these Terms is intended to exclude, restrict or replace rights available to consumers under applicable UK law.
Where any provision of these Terms conflicts with a mandatory statutory right, the applicable statutory right will continue to apply.
33. SEVERABILITY
If any provision of these Terms is found by a court or other competent authority to be invalid or unenforceable, the remaining provisions will continue in effect.
34. WAIVER
If we do not immediately enforce a provision of these Terms, this does not mean that we have waived our right to enforce that provision in the future.
35. CHANGES TO THESE TERMS
We may update these Booking Terms & Conditions from time to time.
The Terms applicable to your accommodation reservation will generally be the version presented to you when your booking was made, unless a change is required by law or subsequently agreed between us and you.
36. GOVERNING LAW AND JURISDICTION
These Terms are governed by the laws of England and Wales.
If you are a consumer, you retain any mandatory rights regarding where legal proceedings may be brought that cannot lawfully be excluded or restricted.

By completing a direct booking with Majestic Home Rentals, the lead guest confirms that they have read, understood and agreed to these Booking Terms & Conditions and agrees to ensure that all members of their group comply with them.
Cancellation Summary
Stays under 28 nights: Full refund when cancelled at least 7 days before check-in.
Stays of 28 nights or more: Full refund when cancelled at least 14 days before check-in.
Cancellations after the applicable deadline: Non-refundable, subject to applicable law.
